There is no ceiling in the software, and never a share of the rent.
Yes. A property can be set up as a whole home, room by room, or as a building of units. Units carry their own name, floor, bedrooms, rent and occupancy, and rooms can sit inside a unit. Rent, tenants and payments attach at the level you actually let, and occupancy rolls up, so a twelve-unit building is one entry in your list.
Yes. Add the properties you are responsible for and run them the same way an owner would. If you do own them, the year-end package can apply an ownership percentage per property; if you do not, leave that field empty.
The listing sites you re-post to, the apps your inquiries arrive in, the lease you email around, the spreadsheet where rent lives, the folder of utility bills and the box of receipts you hand your accountant. No. They open a link on any device and sign. Each signer confirms a one-time code sent to their own address, both parties receive a copy, and the signing history is kept with the lease.
Screening is consent first. Your applicant grants documented consent from a secure link, that consent record is kept, and reports you have run are attached to one file per applicant.
Yes. Invite a guarantor by email and they co-sign the lease from a secure link, with no account needed. They get their own view of rent status, and if a payment is missed they are alerted with a window to put it right.
One screen. Every tenancy shows paid, pending, overdue or partial, computed from the ledger rather than set by hand. Filter by property, unit, room, status or date range, whether that is four tenancies or four hundred, and export the ledger as CSV or PDF.

It organises your records rather than filing for you. The rent you received and the expenses you recorded are totalled onto the CRA T776 lines, per property, for the year. You get a plain summary and, on Pro, the line-by-line view, prior years, receipts, the capital cost register and an export for your accountant. What is deductible and what tax is owed stays with your accountant.
Repairs and maintenance from resolved issues that carry a cost, and utilities from the bills you upload. Everything else, such as mortgage interest, property tax, insurance and professional fees, you enter once against the property and the line, and it flows into the report and the export from then on.
Yes. Set the ownership percentage on the property and the report shows gross rents and expenses in full, the way the CRA expects, with your share of the net worked out separately. Personal-use portions and capital cost allowance are flagged for your accountant to decide.
Yes. Accountant access is a free read-only seat on every plan, so they can pull the year-end package themselves without seeing your tenants' identity documents.
Your landlord invites you by email, and you set a password from that link. The portal is free for you and always will be.

Yes. Pro on a yearly term includes 2 seats and Premium includes 5, for a co-owner, a partner, a manager or a bookkeeper, and extra seats are $9.98 a month each. A manager's login is scoped to the properties or units you choose, and you can change or withdraw that access at any time. Manager seats are set up with you rather than by an invite link, and editing rights are narrower than the owner's today.
Your data stays yours. Records, documents and payment history remain intact, and generated documents stay downloadable on any plan. You lose access to the paid features until you subscribe again.
