Facebook Marketplace, Kijiji, and WhatsApp groups dominate rental lead generation for Ontario landlords managing 3 to 30 units. They each pull a different demographic, deliver different volume, and demand different response habits.

Picking one is a false choice. Most operators who fill units quickly post on all three and accept that the playbook for each is not the same.

Facebook Marketplace

Facebook Marketplace produces the highest raw inquiry volume in most Ontario markets right now, especially in the GTA, Ottawa, Hamilton, and Kitchener-Waterloo. The audience skews younger, more first-time renters, and more newcomers to Canada.

WhatsApp groups and broker networks

WhatsApp is not a listing site, it is a referral channel. Landlords who consistently fill units through WhatsApp are plugged into community groups, newcomer networks, and small broker chats where listings are forwarded.
